shared responsibility. Investment Analyst The Investment Analyst
will be heavily involved in the acquisition and business
development of both Asset and prospective clients. The job entails
working alongside Acquisitions, Development, and Asset Management
in researching & preparing analysis, financial modeling, and
underwriting to guide decision-making. Essential Duties &
Responsibilities Collect, analyze, perform due diligence and
underwriting of new investment opportunities. Provide general and
financial modeling to analyze property performance to make
recommendations and interest to pursue. Keep abreast of current
industry market conditions and trends. Underwriting acquisition
targets and preparing analytical reports. Review & propose budgets
to analyze prospective acquisitions' current actuals vs. pro forma
financials to make hold/sell/refinance recommendations. Prepare &
present presentation materials for new and existing investments.
Provide support for the acquisition, financing, and disposition
process. Assist with capital market activities, property asset
management, and operational responsibilities. Assisting in investor
reporting requests Facilitate and assist with monthly reporting,
trending, forecasting, and projections. Responsible for making
recommendations regarding the operation of the properties.
Responsible for escrow analysis, construction draws, replacement
reserve reimbursements, and performance analysis for each property.
Valuation of existing real estate assets based on analyzing
historical operating & financial performance. Financial modeling of
future real estate asset financial performance based on company
operating standards and specific due diligence information.
Compiling, logging, and interpreting due diligence information
relating to financial asset performance, real estate assets,
physical asset condition, market conditions, and results of
third-party reports. Financial modeling related to the development
& construction of new real estate development projects. Financial
analysis of all transactions, including cash on cash return and
leveraged/unleveraged returns. Preparation of investment analysis
package including transaction overview, market overview, and
results of financial analysis, including sensitivity analysis.
Education & Experience Bachelor and/or Master's Degree. Preference
in Finance, Economics, Business, or related field. Excellent
critical reasoning, quantitative, and analytical skills Deep
understanding of financial concepts Excellent interpersonal,
written, and verbal communication skills Proven organizational
skills with attention to detail. Advanced Microsoft Excel
knowledge. Ability to manipulate large amounts of data in Excel.
Past operational experience in residential property management.

to work in Colorado, Asset Living is required by law to include a
reasonable estimate of the compensation range for this role. This
compensation range is specific to the State of Colorado and
includes the range of factors considered in making compensation
decisions including but not limited to skill sets; experience and
training; certifications; etc. We would not anticipate that the
individual hired into this role would be near the top end of the
compensation range, but that decision will be dependent on the
facts associated with each specific individual's relevant
experience for the role. A reasonable estimate of the range is
$55,000 - $70,000. LI-Onsite
